ABOUT

I am in the process of setting up an official News Kit for my business website, jillremington.com, and it is anything but SIMPLE.

So, I created a beautiful but simple News Kit with most of the bells and whistles in a PDF format. It is a two-sided, fact filled, condensed overview of my company. It was created on Canva.com, which is a really cool site, where they have several templates to choose from. Some are free and some you can purchase. Being consistent with my branding, I selected the only Red one they had to match my branding. Take a look.

Looks pretty trendy and the effort was worth it…right? Thinking all I had to do now was a simple upload, and I would be finished. Guess again… more steps are required. What now? Formatting in PDF was recommended on the site, so I selected it when saving my press kit to my files. But all websites aren’t sensitive to uploading a PDF directly into your site. I thought since I didn’t want to be bothered with the FTP protocol transfer, maybe all I needed to do was to convert it to PNG format. Converting from a PDF to a PNG was a simple and mindless task with the cool converters online, but guess what? You lose really some better high-end resolution when you switch formats. My press kit above is shown in PGN format because I didn’t even want to deal with attaching the PDF version here at this point. It’s good enough for here, but it’s not the same as the high resolution of the PDF that I need on my luxury website.

Still I believe everyone can benefit from having one. Press Kits are highly important to your social media campaigns. If you want greater exposure, I recommend you place one on your site along with mega tags that Google and other search engines will pick up. You would be surprised what news outlet might be interested in your story. It’s also good to place it as a “Section Tab” because you can upload your press releases in the same place.

What works for you?

Today we are going to discuss your Personal Best as it relates to your living space. When I first started designing for my cliental years ago, I wanted to make everything so beautiful and elegant for them. Because it was about the design right? Wrong!!! OMG…what was I thinking? It has always been my purpose and you might even say mission to over deliver on any client’s expectations by going the extra mile. The true element of surprise. I must say, I have been very fortunate that my clients over the years have loved my style and have given me their trust…carte blanche no less!

Be creative, be decisive, trust your process…

I actually started in interior design when I was only ten years old. I fully reimagining a small, dark and dated bathroom in my Aunts house. The transformation was astonishing. I started with a sledge hammer and ended it with a beautiful Brunschwig & Fils wall covering. From that day on, I knew my destiny was In architectural design.

First things first. Learning to listen…learning to actually hear what they were saying and more importantly what they were not saying! There is a certain responsibility and liability you must shoulder when you have the ability to influence other peoples decisions. After all, it’s their lives that will continue to live with your influence long after you have wrapped up their design job.

Listen…what do you really hear?

Collaborating with hundreds of private clients over the years has proved to be a great path of tremendous soul growth for me and hopefully for them as well. Anyone can come forth with a design but to capture their souls influence in your design gives them a platform for true inner joy and that is self sustaining.

I will write a book someday about all the stories, situations and events I have personally witness in dealings with the pubic. I’m sure, some would be as shocked reading about what happened as I was when I was experiencing it first hand.

But for now, here is my point about your Personal Best If you have a room(s) in your home, casitas, garage or whatever and it doesn’t fit your personal best…change it to reflect what would make you the most happy. Doesn’t really matter what it was built for, only matters if you can make it into a space that reflects and allows your Personal Best to come to fruition. Life is way to short and your current happiness and state of being is the most important thing you can give yourself and others.

Make it yours!

For instance, say you have a large, high vaulted, open space that is very pretty but never gets used. The light is amazing and unless someone is in there cleaning it, it might as well be wasted space. You on the other hand are a highly creative individual and it would make an incredible space for you to be creative in. Reimagine the same room to turn into a dream come true for you. You can always change it back to a conventional room if you want to sell your home. Walk your living space with a fresh pair of eyes! What do you see, what could be?

Even the simplest of things can be so rewarding! Orson Wells said, “I have the simplest of taste, I am always satisfied with the best!”

5 Improvements Every House Needs Before Listing to Add Value

Most conversations between agents and sellers start similarly: The homeowner wants to sell quickly—and they usually have a target list price in mind. Their target price is generally based on how much their neighbor sold for recently or, to all real estate agents’ displeasure, the Zestimate for their property.

To achieve a client’s target list price, we recommend updates ranging from a few repairs and a fresh coat of paint to a large-scale renovation project. It seems counterintuitive to many homeowners to update their homes for the next owners. Especially since inventory is low and they know they can sell quickly—why wait when they can list today and probably sell within days?

There are three main reasons sellers opt out of pre-listing updates (time, money, and stress), and our pre-listing updates provide a solution for each. With those worries out of the way, sellers and our company can focus on which updates will help them achieve their target list price and a higher profit at closing.

Below are the five improvements we suggest for almost every house in order to add value and sell for the maximum profit.

1. Add a fresh coat of paint

Even homes that have been maintained very well usually need a fresh coat of paint, and the right paint color can actually help homes feel larger. Below are our favorite examples to show the tremendous power of paint.

All we did in this bathroom was apply a fresh coat of paint and update the lighting, but it looks like a completely different space. While wallpaper used to be a popular design choice used by homeowners to make their homes feel more personal, most of today’s buyers prefer light, solid, neutral paint to brighten up spaces and make them appear larger. 

Wood paneling is another design choice that’s fallen out of favor. In many cases, painting the original wood paneling is a smart renovation choice that looks great and costs less than new drywall. Paired with a beautiful fireplace design and new hardwood floors, the paint brightened up this room and made it look significantly larger.

2. Use consistent flooring to bring spaces together

While painting is the most common update amongst our homes, flooring is a close second. Older homes often have dated or damaged flooring that needs to be replaced to appeal to home buyers.

For the property below, paint and flooring were our primary focus, and we only took on a few other small changes. The updates came out to a total of $15k and the home sold for $81k more than it would have if listed as-is.

Each space in this one-level home had its own type of flooring, which wasn’t doing the open-concept any favors. We removed all of the existing flooring and replaced it with luxury vinyl tile throughout to instantly make the most of the open concept and help the home feel larger and more cohesive.

3. Update the kitchen

Kitchens are the heart of the home, and one of the most intimidating projects for potential buyers. As such, an outdated or dysfunctional kitchen can be an immediate turn-off for buyers and can decrease the value of the home significantly.

Updating a kitchen doesn’t always require a complete remodel. Our clients frequently choose to do a quick refresh to shrink the project timeline and costs while still meeting the demands of modern buyers.

All we did in this kitchen was paint the existing cabinets and update the lighting, but it looks like an entirely different kitchen, doesn’t it? Because we opted for refreshing this home rather than fully renovating it, the project resulted in an ROI of 282%. The best part is that’s a return on money that our partners fronted for the project, meaning the homeowner didn’t need any cash to achieve a profit of $142k!

For this kitchen, We all opted for a full kitchen remodel, including the removal of a wall to open the space up to the living area. The result is a jaw-dropping design that buyers swooned over.

4. Update bathrooms

Bathrooms, and specifically, the master bathroom, is the second most frustrating room to renovate while living in a home. With bathroom design has become an important element for buyers. Popular bathroom trends favored by today’s buyers include free-standing tubs, furniture-style vanities, and modern paint colors, flooring, and hardware.

Similar to kitchens, we decide with the homeowner whether it’s best to take on a full-scale remodel or a quick refresh. We shared a master bathroom refresh at the beginning of this post for which we removed the wallpaper, painted, and updated the lights.

Below is one of our favorite bathroom renovations that transformed the master bathroom from dated (and honestly, a little scary) to modern bliss. This new bathroom is perfect for some alone time from the kids—something most parents need now more than ever.

5. Clean up the exterior

We recently wrote about curb appeal because the exterior of a home can make or break a buyer’s decision before they even walk through the door. Even if a home is a buyer’s dream on the inside, if the outside looks like it needs work, you may take longer to sell the home—and it will likely self or much less than if you just make some easy (yet critical) updates to make it look new. Looking back, I can honestly say, I learned a lot about publishing. It’s almost as nerve racking as writing HTML code by hand. I really didn’t understand what I would be in for when I started it. Over all, it went pretty well. But it does make me wonder if I had invested the same amount in Bitcoin, what would my profits be compared to, say, $5.00 a book on Amazon with no guaranteed sales? Hmm… Being much more expensive than I thought it would be, now, maybe I only have to sell a 100,000 books to make up for my total cash outlay. Just kidding, but my daughter did chuckle and said, “Mom, why don’t you just sell one of your listings?”…. Good question, but her question was not solicited nor enjoyed much by me. Still, there is something powerful about expressing your voice and knowledge through the written word. It is your mark in history. A period after your own name, if you will. My grandchildren, when they are old enough, can pull it down from the dusty shelves and read it. Maybe they can even get a sense about their grandmother’s creative style first hand.

It was a worldly adventure. I did find myself having to outsourcing some art work and formatting to Pakistan and Estonia, to save costs and get the technical support I needed. The difference in countries time zones compared to the United States made it slow, expensive and arduous. I had one page, page 5, that needed 37 corrections on just two sentences because of the language barrier. For example, apparently “Anthropologie” is not a common store in other countries. English terms we take for granted here in the states can be very foreign and strange to other cultures. It might as well have been written in Chinese symbols. After 37 revisions, extra revisions costs and hours of delay because of time zones, hopefully we finally got it right. Or did we…

I was so excited about the big day when my book would finally arrive. Today was the day, My Ring doorbell notified me someone was at the front door. I was expecting my books today, so I hurried to the door with great anticipation. There it was. The Amazon package that held my priceless books. Eagerly, I tore into the package to see my final work! Little did I know, that this package would throw me into a migraine in less than an hour. The outside was so cute and colorful. I was feeling very proud of my self. I scanned through the book and halfway through, my heart stopped! Oh no, I cried. Sheer terror filled me. In the middle of my precious book was someone else’s book on Beet Recipes. Can you believe it? Fear struck my heart because, you see, I had requested a few of my favorite clients to buy the book and give it a review on Amazon.

Oh My God! I kid you not. I turned 50 shades of pure white…what am I going to do now? Were my clients opening up their books to find the same thing? Talk about not being professional. Oh yea, buy my book on 5 Easy Steps to Sell Your Home and for FREE you will get a surprise perk of Beet Recipes in the middle! Panic set in, and I called Kindle Book Publishing like my life depended on it. Thank God they answered the phone. It was Eastern Standard Time, and I was pushing the 5 PM closing time, being in Arizona. They told me to send them pictures, which I did, and they immediately took action. I don’t know if this is one of the reasons that caused them to change publishing location, now in Las Vegas, Nevada, but when the new books’ came they were perfect.

I didn’t have the heart to call my clients. I noticed that no one at that point had left a review on Amazon, so maybe they were being very kind and didn’t want to say anything negative. So, I suggest you receive your published book and look through it prior to asking anyone you know to review it. I hope this helps. Hi Everyone, As you can see from the time between my last post and this one, I have been very busy lately. Today I want to talk about making videos for yourself or your company. This one was a fun informational video I created to promote my real estate business. The key is to start with a good concept and put your best foot forward. Today, no one has time and the shorter they are, especially for social media, the better your chances are of having them watched.

First know where you are going and what you want to achieve. Then having a good portfolio of photographs to tell your story is a must. Next you need a good platform to build them on. I like to use Animoto because of its ease and I like the way they turned out. Plus they have a feature at the end that will help you place them on different social medias. Have a look and let me know what you think. It takes time to build and learn the platform but once you do it easy and fun too. You can select music of your choice from a pull down menu or even upload your own. I uploaded one for my new book promotion which I will add on another post. Once you create your masterpiece, upload it to your YouTube channel, and you will be good to go. You will build a fan base in no time. While you are there.
